Fair Expectations

SteelChief sheds are designed with high-quality craftsmanship, but like all outdoor structures, there are a few practical considerations to keep in mind. This helps us ensure you’re completely satisfied with your shed and aware of what to expect from your investment.

Condensation
Please note that condensation may accumulate on the walls and underside of the roof, causing water to drip onto the floor. This is not a leaking roof but a result of the cold temperature of the steel allowing water to condense on its surface. Increasing ventilation in the shed will help reduce condensation. This usually involves a small amount of water which disappears as the day warms up. If this is a concern to you, you may want to opt for roof sisalation paper. Talk with the team regarding options. 

High Rainfall
During periods of high rainfall, water may overflow in the ribs of the shed and flood onto the floor. This is like a house roof without a ceiling or insulation to absorb the water. It typically occurs only during very heavy rainfalls or high winds. Keeping the roof free of tree litter will help drain water away quickly.

High Winds
In certain wind directions and high-velocity winds, rain may be driven in under the ridge capping or rib overlaps. Drips may form along sheet joins or the ridge beam. We take precautions such as weathering the sheet edges and using a wide ridge capping to minimize this effect. We also attach roof channel with a gap to encourage water to clear the roof. However, it may still occur under specific conditions.

Water Ingress under Walls
There is a possibility of water ingress under the garden shed walls. To prevent this, we recommend sealing the inside of the wall with a silicon bead immediately after the shed is built. This seal usually lasts a long time and can be easily repaired. Another option is a rebated wooden floor or rebated concrete slab which will eliminate water flowing under the shed walls. Wooden floors suit smaller sheds. Concrete floors are best for medium to large sheds. If you are interested in a Silicon seal talk with the team regarding its suitability.

Contents Vulnerability
If the contents stored in the shed are vulnerable to water damage from drips, it may not be recommended to store them in the shed. Consider using a light waterproof cover to protect such items instead.

Concrete Floors
Concrete is porous and will emit water vapor, which can affect items stored directly on the floor. If vulnerable items such as cardboard boxes touch the concrete, they will absorb water vapor and become soft over time (days). To prevent this, it is advisable to store vulnerable items elevated on a small wooden pallet to allow the vapor to escape into the atmosphere. Soft items like boxes, paperwork, blankets, and bedding should not be placed directly on concrete floors.

Fresh Concrete Floors
A freshly poured concrete floor will undergo a curing process over 30 days, during which it will release a significant amount of water vapor from the surface. This may result in an elevated level of condensation inside the shed. It will appear as small droplets and drips of water. Opening the shed door and or window to promote ventilation will help reduce this condensation during the curing period.

Shed Doors
It is important to note that garden shed doors are not designed like house doors and may experience some water splashing just inside the door opening during rainfall. However, this water will quickly dry once the rain stops. Sliding doors have less splash, and doors with roof overhangs can also reduce splash. Standard gaps around hinged doors are up to 10mm. Hinged doors should be kept closed (using padbolt) when windy.

Shed roofs
Shed roofs are non-trafficable. Do not allow anyone onto the roof.

Swarf
During the installation of your garden shed, it is possible that swarf, which refers to small metal shavings or chips, may be produced. These metal remnants will stick to the shed and rust quickly if not effectively managed. It is just the swarf that is rusting causing discolouration as spots. To eliminate this possibility, we recommend cleaning your shed after installation 

Cleaning your shed after Installation

After the shed is installed, it is advisable to clean it thoroughly sweeping or hosing or washing with hot soapy water. A vacuum cleaner can also be used. Remove any accumulated swarf, dust, or debris that may have been generated during the installation process. Pay particular attention to the swarf in areas where metal cutting or drilling took place i.e., roof screws, corner wall joins, windows, inside base of sheds and outside base of shed, under the ridge beam. The swarf may be sticking to your paint work…simply brush or wash off with soft rag.

Terms and COonditions

In this quotation or confirmed order ShedQuarters will be referred to as “The Company” and the person or legal entity to whom this quotation is addressed will be referred to as “The Purchaser”.

PRICE
Price is firm for 14 days from the date of the quotation. Thereafter any increases in labour or materials shall be at extra cost to The Purchaser. Errors in pricing due to technical issues or otherwise render a quote invalid, staff will update and confirm and return to with a corrected quote. 

PAYMENT
If you wish to cancel the order before materials have been ordered and shed manufactured, you may be entitled to a full refund. After your shed has been made no refunds will be given. Please make sure you check over the quote and drawing prior to making payment of your shed. Things to consider are the size of the shed, colour, wall heights and door/window positions.

CLEARED SITE
Prices are based on The Purchaser providing a cleared site level and flat ready for erection (unless specifically detailed otherwise in this contract.) If the site is not flat The Company will not be able to complete the installation. The Purchaser will in this case incur the additional cost of the lost time including travel and reorganisation. The Company will then provide a quotation for preparing the site and agree on a new schedule. Normally this is costed at $90 per hour if it simply involves pick and shovel. There may be extra charges like machine hire and tip fees.

WOODEN FLOOR/SITE PREPARATION
In addition to being flat and level the site should be free of plant matter and soft materials.

OBSTRUCTIONS
This quotation is based on the assumption of natural soil and no allowance has been made for any obstructions such as rock, concrete, tree roots, broken posts, underground pipes etc. If encountered, the cost of labour plus hire of any equipment to remove will be an additional charge to The Purchaser. Our installers would appreciate a clean site free from rubbish, toys, overhanging branches, dog debris, obstacles etc.

MATERIALS PURCHASER’S CHOICE
The Company does not warrant the suitability of any materials for the said project. The Purchaser hereby warrants that they have not relied on The Company’s description but that purchaser has determined for themselves the suitability of the materials for the said purpose.

PEGGING OUT
The Company depends on the alignment as pegged by.

The Purchaser and no responsibility is accepted by The Company for incorrect pegging. Please allow for roof overhangs and consider where the water will run off the roof. Unless otherwise stated this is The Purchaser’s responsibility.

UNFORSEEN DELAYS
The Company shall do all possible to complete the work by the stated time but shall not be held responsible for any hold ups due to strikes, delays of materials, bad weather or any other factors beyond its control. Under no circumstances will The Company be responsible for indirect losses or consequential losses. The Company will endeavour to complete the work as soon as possible. The Company recommends that The Purchaser does not make firm plans until the shed has been delivered and installed in its entirety.

HANDLING PANELS
SteelChief and Col Western sheds are manufactured as pre-assembled panels. The panels need to be handled and stored carefully. Each panel should be moved in a vertical position and carefully raised / lowered flat onto the ground. Do not carry panels in a horizontal way as they may bend and be damaged. Do not handle panels when the wind is blowing as damage may occur. If you are storing the panels (overnight), ensure they are protected from the wind. Lying flat on the ground with some heavy planks on top will usually be safe. If the wind is strong, they should be kept inside a garage.

REASONABLE EXPECTATIONS
The Company will exercise due care to deliver the shed and the installation work so that the finished work is up to reasonable industry standards. The Purchaser acknowledges that steel sheets and trim may have minor scratches and dents which will not adversely affect the lifetime of the shed. The Purchaser also acknowledges that The Company does not warrant the concrete floors from cracking. The Company will work in an orderly and safe way. Our workers will leave the site clean and tidy.  

UNDERGROUND SERVICES
The Purchaser shall be responsible for locating and notifying The Company of the position of any services including electrical, telephone, water, gas, sewer, stormwater, irrigation or any like. These must be clearly identified and marked prior to the commencement of the job and The Purchaser shall indemnify The Company against any claims or demands made by any person or authority in respect of any damage caused by The Company in the course of the works if such location has not been accurately made. Please note that form work for concrete slabs will be driven into the ground beside the shed.

FREE ACCESS
The Purchaser shall always provide and maintain free and unfettered access to the site and The Company shall not be liable for any damage to shrubs or trees or road or ground surface whatsoever.

Acceptance of Quote and Contract:

These terms and conditions may be accepted by the owner by, paying the initial deposit and instructing ShedQuarters to proceed with the work.
